The Building Department has resumed with performing the following onsite inspections: 

New Construction, Exterior Inspections, Hurricane Shutters, Garage Doors, Exterior Entry & Rear Doors. 

All other inspection types can be performed using the virtual inspection program.

TO SCHEDULE AN INSPECTION

Inspection scheduling hours are Monday - Friday 8:00 a.m. to 4:00 p.m. Inspections requested after 4:00 p.m. will NOT be scheduled and a new inspection request will be required.  If an inspection needs to be canceled, notice must be given no later than 8:30 a.m. the day of inspection. 

If a Notice of Commencement (NOC) is required please be sure the certified copy has been submitted to the Building Department prior to your request in order to avoid any delays or cancellations.

VIRTUAL INSPECTIONS (VI)

The City of Greenacres Building Department is pleased to announce the implementation of Virtual Inspections. In an effort to limit the exposure of COVID-19 for the safety of our residents, contractors, and staff, this alternative to on-site inspections is now being offered.

The person at the job site must be qualified and safely able to assist with the inspection. They must be familiar with the project and physically capable of inspection tasks such as entering crawlspaces and attics. The virtual inspection will be rescheduled if any unsafe activity is observed.

NOTE: Virtual inspections may not be possible due to the size and/or complexity of the project. If this is not possible the City inspector will schedule a field inspection. Fire inspections will not be offered virtually.  

REQUIREMENTS

  • Customers must have a smartphone or tablet connected to WiFi or 4G wireless service.
  • FaceTime (Apple iOS devices) or Google Duo (all devices) are required to host the video call. (Additional apps may be offered as this program develops).

SCHEDULE A VIRTUAL INSPECTION (VI)

  • Virtual Inspections must be scheduled 48 hours prior to the requested inspection date.
  • Email inspection request to inspections@greenacresfl.gov and include:
    • In the subject line:     Virtual Inspection – Job Address
    • In the body of the email: Permit number, inspection type, name, and cell phone number of the person on the job site that will be doing the Virtual Inspection and platform you will be using for the inspection (Facetime or Google Duo).
  1. You will be contacted by your inspector the next business day to coordinate a specified time for the virtual call. Inspections are generally offered between the hours of 8:30 a.m. to 10:00 a.m. and 2:00 p.m. to 3:30 p.m

PREPARING FOR VIRTUAL INSPECTION

  • Prior to the inspection ensure that the necessary tools related to the type of inspection being requested are readily available (i.e.a tape measure, screwdriver, level, GFCI tester, step-ladder, flashlight, etc).
  • Make sure the smartphone or tablet is fully charged.
  • Be ready to accept a video call at the scheduled time and respond to requests from the Inspector.
  • Have the required tools handy.
  • Turn off phone or tablet notifications during the video call. Notifications tend to freeze a video call which could cause delays or for the inspection to be rescheduled.
  • Ensure your inspection location and your smartphone or tablet has 4G connectivity. If your device cannot maintain a 4G connection, remote live video inspection will not be possible. 
  • Alternatives may be accepted on a limited basis, such as photos or prerecorded videos. Please contact the appropriate inspector. 

DURING THE INSPECTION

Be available on the job site during the pre-determined time. The assigned city inspector will initiate the Virtual Inspection through Facetime or Google Duo.

  • Begin your inspection at street view looking at the structure with the address showing.
  • Have the permit and approved plans ready and open to view.
  • Listen and follow the directions of the inspector.
  • Hold the camera in place until the inspector directs you to move the camera elsewhere.
  • Walk the inspection site in a clockwise direction.
  • Walk the job site from bottom to top (if multiple floors).
  • Make note along the way of any items that need to be corrected.
  • The inspector may request additional photographs or video image(s) of any work being inspected.

INSPECTION RESULTS

  • Your inspector will tell you during the video call if the inspection passed or failed.

  • Results will be inputted in the city’s e-suite system by the next business day. Log into your contractor account to view or if you do not have a contractor access account use the public information search.

  • The inspector will assess if an additional fee for a re-inspection is required.
