Pre-Application Meeting and Process

What to Expect

The purpose of the Pre-Application Meeting is to offer applicants an interdepartmental staff review of preliminary or conceptual design applications. For some Planning and Zoning applications, a Pre-Application Meeting is a requirement. (Please refer to the City’s Zoning Code or the specific Planning and Zoning application that is proposed to be filed.) These meetings are intended to provide a better understanding of the City’s permitting process and, through early consultation, troubleshoot project issues for potentially complex development proposals. Planning application fee estimates can also be provided to applicants, based on the submitted project description. The Zoning Administrator serves as the lead for facilitating the Pre-Application Meeting. Additional discussions after the Pre-Application Meeting may involve all or a select number of staff to support progress toward submitting a complete application.

Pre-Application Submittal Requirements

A completed application must be submitted. Submittal materials are outlined in the Pre-Application Meeting Request form which can be obtained from the City’s website.  Materials must be submitted electronically along with a thumb drive to the Development and Neighborhood Services Department, Planning Division, ebach@greenacresfl.gov with a maximum file size of 20 MB.

Who Should Attend

City staff members representing the Planning, Engineering and Building Divisions will provide input and be available to answer any procedural, zoning, permitting, engineering, or infrastructure questions. It is recommended that the developer invite all members of their development team with whom staff will interact on the particular project (including entitlements coordinators, architects, engineers, landscape architects, consultants, etc.). 

Schedule

Pre-Application Meetings are held on the second and fourth Fridays from 10AM - 12PM. Pre-Application meetings are typically scheduled within fourteen (14) days after your Pre-Application Meeting Request is received by the City and generally last one hour. You will receive email confirmation for the time and date of your Pre-Application Meeting following the submittal of your completed application.

Fees

Pre-application meetings are at a cost of $375.00 to the applicant which amount will be credited if a petition is filed with the City of Greenacres within thirty (30) days of the Pre-Application Meeting. Comments received at this meeting are informal and not binding. Pre-Application Meetings are not considered a public meeting and/or hearing; the City takes no formal action.
